Purchase of Real Property in Fannin County, Texas in 1856 by

Joel L. James (1811-1875) and Angelina (nee “Ryan”) James (1812-1906)

 

This record was provided by George and Ruth Alspaugh of Columbia, Tennessee and marks the date this James family moved from Grayson County, Texas where they had lived from 1853 to 1856 and their relocation to Fannin County, Texas where they would reside through the conclusion of the Civil War (1861-1865).

Deed, John Dilingham To Joel L. James

 

The State of Texas:  know all men by these presents that I John L. Dilingham of the County of Fannin and State above mentioned in consideration of the sum two hundred & ten dollars to me paid by Joel L. James of the said County and State have granted bargained sold & released and by these presents due grant bargained sell and release to the said Joel L. James his heirs & assigns all that tract or parcel of land in Fannin County on the waters of South Sulpher about 16 ½ miles S. 40° from Bonham by Venton of conditional certificate No. 422 issued by the Board of Land Commissioners of Red River County on the 20th day of December 1839 upon which unconditional No. 153 was issued by the Board of Land Commissioners on the last day of July 1848 & transferred to me the said Dilingham on the 26th day of September 1849 upon which the patent was issued on the sixteenth day of September in the year of our Lord one thousand eight hundred and fifty four, it being No. 528 and Volume 10.

 

Beginning at a stake on Milton Craggs north line & (Bara No Smith) of a willow oak on the bank of a branch (Tanes) east 245 (vare I. Al.) Lansons 411 corner.  Thence north 1418 (vares) to a stake in paran’s 59 (vares) north of said Lansons northeast corner.  Thence west 1080 (vares) to a stake in prairie from which a post oak marked X bares N 26 W 8 (vares) an (elsar) same mark bares N 21 ¼ E 24 (vares).  Thence south 285 (vares) to the place of beginning containing 210 acres together with all the singular the rights members hendetaments and appurtenances to the same belonging or in anywise incident or appertaining to have and to hold all the singular the premises above mentioned unto the said Joel L. James his heirs and assigns forever.

 

I do hereby bind myself my heirs executors and administrators to covenant and forever defend all and singular the said premises unto the said Joel L. James his heirs and assigns against every person whomsoever lawfully claiming or to claim the same or any part thereof in witness whereof I have hear unto set my hand and affixed my seal using a scrawl as seal this 4th day of October AD 1856.
